1. ACCEPTANCE OF TERMS

By making a reservation with Town Homes Milano (“we,” “us,” “our”), you (“guest,” “you,” “your”) agree to be bound by these Terms and Conditions. Please read them carefully before booking.

2. BOOKING AND PAYMENT

2.1 Reservation Confirmation

Your reservation is confirmed only upon receipt of the required deposit or full payment as specified in your booking confirmation.

2.2 Payment Terms

REFUNDABLE RATE:

  • Deposit Required: 30% of total stay amount due at time of booking
  • Balance Due: Remaining 70% due upon arrival
  • Payment Methods: Bank transfer, credit card, or other methods as specified

NON-REFUNDABLE RATE: 

  • Payment Required: 100% of total stay amount due at time of booking
  • Payment Methods: Bank transfer, credit card, or other methods as specified

2.3 Currency

All prices are quoted in Euros (EUR) unless otherwise stated.

3. CANCELLATION POLICY

3.1 Refundable Rate

  • Free Cancellation: Up to 15 days before arrival date
  • Partial Refund: If cancelled 14 days or less before arrival, you will be charged 30% of the total stay amount
  • Grace Period: 2-hour grace period after booking for free cancellation

3.2 Non-Refundable Rate

  • No Refund: Cancellations are non-refundable regardless of timing
  • Full Charge: 100% of total stay amount will be charged
  • Grace Period: 2-hour grace period after booking for free cancellation

3.3 No-Show Policy

If you do not arrive on your scheduled check-in date without prior cancellation:

  • Refundable Rate: You will be charged 100% of the total stay amount
  • Non-Refundable Rate: You will be charged 100% of the total stay amount (already paid)

3.4 How to Cancel

To cancel your reservation, please contact us via:

Cancellations must be received in writing and confirmed by our team.

4. CHECK-IN AND CHECK-OUT

4.1 Check-In 

  • Standard Check-In Time: 16:00 – 23:30
  • Late Check-In: After 23:30 may be arranged with prior notice. A fee of €50 applies, as we must arrange for staff to retrieve keys from our key storage service and deliver them to you at your arrival time.
  • Early Check-In: Subject to availability, may incur additional charges

4.2 Check-Out

  • Standard Check-Out Time: 10:30 AM
  • Late Check-Out: Subject to availability and may incur additional charges

4.3 Identification

Valid government-issued photo identification (passport or ID card) is required for all guests at check-in.

4.4 Key Collection

Check-in instructions and key collection details will be provided via email/message prior to arrival.

5. GUEST OBLIGATIONS

5.1 Maximum Occupancy

The maximum number of guests permitted in each apartment is as stated in your booking confirmation.
Exceeding this number may result in immediate termination of your stay without refund.

5.2 Property Care

You agree to:

  • Treat the apartment and all furnishings with care
  • Report any damages or issues immediately
  • Leave the apartment in reasonably clean condition
  • Not smoke inside the apartment (smoking may be permitted on balconies where applicable)
  • Not hold parties or events without prior written permission
  • Comply with building rules and local regulations
  • Respect neighbors and maintain reasonable noise levels (especially between 22:00 – 8:00)

5.3 Prohibited Activities

The following are strictly prohibited:

  • Illegal activities of any kind
  • Smoking inside the apartment
  • Pets (unless specifically authorized in advance)
  • Unauthorized parties or events
  • Subletting or allowing unauthorized persons to use the apartment
  • Commercial use of the apartment without written permission

6. DAMAGES AND LIABILITY

6.1 Guest Responsibility

You are responsible for any damage caused to the apartment, furnishings, or building during your stay,
whether by you or your guests.

6.2 Damage Charges

Damage costs will be assessed and charged to the payment method on file. We reserve the right to charge for:

  • Repair or replacement of damaged items
  • Deep cleaning if apartment is left excessively dirty
  • Lost keys or access devices
  • Smoking violations (minimum €150 cleaning fee)
  • Excessive noise complaints or disturbances

6.3 Security Deposit

A security deposit may be required for certain bookings, details of which will be provided in your booking confirmation.

6.4 Our Liability

We are not liable for:

  • Personal injury or property loss/damage unless caused by our negligence
  • Temporary service disruptions (water, electricity, internet) beyond our control
  • Construction or noise from neighboring properties
  • Force majeure events (see Section 9)

7. APARTMENT CONDITION AND AMENITIES

7.1 Description Accuracy

We make every effort to accurately describe our apartments. However, minor variations may occur.
Photos are representative and furniture/decor may vary slightly.

7.2 Amenities

All amenities listed in your booking confirmation will be provided.
If any amenity is temporarily unavailable, we will make reasonable efforts to notify you in advance.

7.3 Maintenance Issues

If you encounter any maintenance issues during your stay, please report them immediately.
We will make reasonable efforts to resolve issues promptly but are not responsible for inconveniences
caused by necessary repairs.

8. PRIVACY AND DATA PROTECTION

We collect and process personal data in accordance with our Privacy Policy and applicable data protection laws (GDPR). By making a booking, you consent to our collection and use of your personal information as described in our Privacy Policy.

9. FORCE MAJEURE

We are not liable for failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to:

  • Natural disasters
  • Pandemic or epidemic
  • Government restrictions or orders
  • Strikes or labor disputes
  • Utility failures
  • Acts of terrorism or war

In such cases, we will work with you to find a reasonable solution, which may include rebooking or refund at our discretion.

10. PARKING (Where Applicable)

10.1 Parking Availability

Secure garage parking is included with Mid-Century Modern and Colorful Eclectic apartments
as specified in your booking.

10.2 Parking Terms

  • One vehicle per parking space
  • Vehicle dimensions must not exceed standard garage specifications
  • You are responsible for any damage to the parking facility caused by your vehicle
  • Parking access codes/keys must be returned at check-out
  • We are not responsible for theft or damage to vehicles or contents

11. COMPLAINTS AND DISPUTES

11.1 Issue Resolution

If you have any concerns during your stay, please contact us immediately so we can address the issue promptly.

11.2 Formal Complaints

Formal complaints should be submitted in writing within 7 days of check-out to: immobiliarediogene@gmail.com

11.3 Governing Law

These Terms and Conditions are governed by Italian law. Any disputes will be subject to the exclusive jurisdiction of the courts of Milan, Italy.

12. MODIFICATIONS TO TERMS

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting to our website. Your continued use of our services after changes constitutes acceptance of the modified terms.

13. SEVERABILITY

If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.

14. ENTIRE AGREEMENT

These Terms and Conditions, together with your booking confirmation and our Privacy Policy, constitute the entire agreement between you and Town Homes Milano.
